US Unveils Ambitious Plan for 'New Gaza': Skyscrapers and a Revitalized Future (2026)

The US has unveiled an ambitious plan to rebuild Gaza, envisioning a 'New Gaza' with towering skyscrapers and a transformed landscape. This proposal, presented at the World Economic Forum in Davos, aims to address the devastated state of the Palestinian territory. The plan includes a detailed map outlining the development of new residential, agricultural, and industrial areas to accommodate the 2.1 million population. President Trump, with his real estate background, emphasized the prime location and potential for growth, stating, 'We're going to be very successful in Gaza. It's going to be a great thing to watch.'

Jared Kushner, Trump's son-in-law and key negotiator, highlighted the scale of the challenge, mentioning the 90,000 tonnes of munitions dropped on Gaza and the 60 million tonnes of rubble to be cleared. The plan's initial concept considered a 'free zone' and a 'Hamas zone,' but Kushner revealed their approach shifted to 'catastrophic success.' He emphasized the demilitarization of Gaza, stating, 'Hamas signed a deal to demilitarize, and we will enforce it. We don't have a plan B.'

The 'Master Plan' showcases a coastal tourism zone with 180 tower blocks and designated areas for residential, industrial, and agricultural development. A new seaport and airport near the Egyptian border are proposed, along with a 'trilateral crossing' at the Egyptian-Israeli border convergence. The redevelopment will proceed in four phases, starting in Rafah and moving north to Gaza City. An intriguing feature is an empty strip of land along the borders, designated as a 'security perimeter' where Israeli forces will remain until Gaza is secure.

'New Rafah' is envisioned with over 100,000 permanent housing units, 200 education centers, and 75 medical facilities. Kushner expressed confidence in completing this construction in two to three years, noting their progress in removing rubble and initiating demolitions. He also mentioned an upcoming conference in Washington to announce contributions and investment opportunities.

However, the plan has faced criticism and controversy. Last February, Trump sparked global outrage by suggesting the permanent relocation of Gazans to neighboring countries, with the US taking control and transforming Gaza into a luxurious destination. Kushner addressed the demilitarization of Gaza, stating it's 'starting now,' and emphasized the importance of security for investments. He also mentioned the National Committee for the Administration of Gaza (NCAG) working with Hamas on demilitarization.

The plan's success hinges on Hamas's willingness to demilitarize, with Trump warning, 'They have to give up their weapons, or it will be the end of them.' Additionally, Trump demanded the release of the last Israeli hostage in Gaza, which Israel claims should have occurred before the second phase of the peace plan. The ceasefire remains fragile, with ongoing violence and dire humanitarian conditions in Gaza, raising questions about the plan's feasibility and potential impact on the region.
